Previous clients of an NYC apartment remodel initially approached us looking for a minor refit of their aging Hamptons summer home, mainly consulting us for a complete window replacement package. After a few meetings it was clear to take advantage of this time and include a remodel to the kitchen, bar area, mudroom entry and laundry, add larger sliding doors for the dinning room and master bedroom and redo the pool deck area.
As drawings were created and meetings continued, the scope of the project was expanded to include the detached garage. The doors were enlarged to accommodate larger vehicles and swing doors were added to the opposite side for pass through or opening the garage space to activities in the backyard for better connectivity.
Crucial to the permitting process was streamlining approval with the historic preservation committee. The character of the home could not be substantively altered, trim and finishes needed to match existing conditions and more modern additions such as a PV array could not be visible from the road. The PV array was carefully calculated against previous years of electric usage and budgeted for system energy potential and net metering to determine viability and ROI for the client.
